I'm a developer. On your project, I'm on your side.

I develop homes in coastal San Diego right now. Every week I'm dealing with permits, bids, builders, and architects on my own projects. That's exactly why I'm useful on yours: what I know is current, not something I remember from a few years ago.

Current, not remembered

What I know today

The trades

I know which builders and subcontractors are doing good work right now, who's stretched thin, and what their numbers should look like this year, not last year.

The city

Plan check, coastal permits, and inspections change constantly. I work with San Diego, Encinitas, Solana Beach, and Del Mar on my own projects, so I know what's holding permits up this month.

The architects

I work with the residential architects designing in these neighborhoods today. I know how they work and how to keep the design and the budget on the same page.

Why I started this

Most homeowners walk into a multi-million-dollar build as the only person at the table who hasn't done it before. Everyone else is a professional, and most of them are paid more when the project costs more.

I build high-end homes in coastal San Diego, and I've learned the hard lessons on my own dime: the allowance that was half what the finish really cost, the change order that should have been caught in the plans, the month lost waiting on one inspection.

There's an art to cutting cost and time without cutting quality.

It's knowing which savings are real and which ones show up later as a crack, a leak, or a redo.

I sit on the developer's side of that table every day. I know where budgets leak, which change orders are fair, and when a schedule is slipping. The OWNER'S Rep puts that experience on your side of the table, so you get the benefit of those lessons without paying for them yourself.

Conflicts

How I keep it clean

Because I'm an active developer, here's what I promise every client:

  • I never bring my own projects, builders, or deals into yours.
  • I never pursue your property, or anything you share with me in confidence.
  • I take no referral fees from builders, trades, or anyone else.
  • If a conflict ever comes up, I'll tell you first.

The same four promises

What every client gets, in writing.

Flat fee.

I'm paid the same whether your budget grows or not.

No referral fees.

Builders, subcontractors, suppliers, and designers often pay referral fees to whoever sends them work. I never accept them, so my advice is never for sale.

You decide everything.

I advise. Every decision stays yours.

Plain monthly reporting.

One clear report a month. No surprises.
